Fantastic experience: We rented a gorgeous apartment for over 3 years and BIG was always helpful with solving any repairs and queries. Communication is clear and fast and there are no hidden costs. Excellent experience and would recommend to anyone as an agent.

Negative experience: Our bedroom ceiling has large patches of mould likely caused by an unfixed leak in the roof of our building. This got very bad in January 2026 after heavy rain. Building management has stopped responding to emails and has not sent anyone to inspect the suspected leak. While the weather has been bad recently, we have offered use of our attic for the job and have so far received no response.

They're very professional and expect a high quality of property so you know when you rent through them it'll be a high standard home. When we had to move due the rental property being sold, we were helped in every way possible. What would have been so supremely stressful was less so by everyone in the office. Fantastic experience: I lived in rental accommodation for 5 years in Cork City in a single house managed by BIG. During this time, I always found them extremely professional, helpful and responsive. I dealt regularly with Emma & Eadaoin who were always a pleasure in dealing with.

Negative experience: My original review of Behan Irwin and Gosling, which contained nothing but my personal experiences and honest opinions, prompted Sonya Irwin to instruct a solicitor to send me a notice ordering me to remove my review and to never post anything again in relation to the agency or incidents mentioned therein otherwise they would take up Circuit Court Proceedings. These are intimidation tactics and a violation of Google's Advanced Verification Policies regarding curation of reviews. As this businesses profile is listed publicly in GoogleMyBusiness, this business accepted terms which included being publicly reviewed. My original review showed on their business review page as it passed Google's verification. My original review outlined: • Repeated dismissal of matters such as persistent harassment, break-ins, noise disturbances, torment of animals and the absolute state of the complex we live in which is managed by the agent in question • Repeated refusal to acknowledge or respond to numerous requests for information about their complaints process • The insertion of the managing agents outlandish and unfounded personal opinions and assumptions into incidents not personally or directly involving them • Refusal to acknowledge and grant requests for access to documents and refusal to respond to data access requests • Refusal to provide the RTB with contact information of a landlord whom a dispute was lodged against regarding his tenants, and who has not declared the property to Revenue or registered it with the RTB in 10 years, both of which are against the law • My personal opinion of Sonya Irwin (based on 5 years of interactions relating solely to her role as managing agent) of which similar sentiments have been posted previously on this same review platform. She also encouraged Gardai to issue me with an Adult Behaviour Warning warning for feeding a few birds outside our ground floor window without even making me aware it as a issue (it wasn't, just a tactic by our neighbours who spent a year harassing us to cause more hassle, but Sonya Irwin was only delighted to jump on it). She instructed my landlord to get me to remove my honest review of the complex I rented in claiming "it would affect property prices". She blamed any action taken by other residents to address her shoddy management solely on me and claimed I was putting up posters all over the complex highlighting this. This is outright bullying behaviour. Given the wiping of all negative reviews within the last year, I wonder who else received solicitors letters as well? I have both written and audio evidence (every call was recorded) to back up every statement made and I will not be silent about my personal experiences which I have every right to voice especially on this platform which Behan, Irwin and Gosling are freely offering to the public. If this is taken further we will happily share our evidence with media outlets and I know first hand that there are many, many people who would love the opportunity to share their experiences with this particular agent. Just sort the reviews by lowest vote and see for yourself. Avoid.

Fantastic experience: I had an good experience with Behan Irwin & Gosling (BIG) of renting an room of them as agency, during housing problems in the lockdown. If something was broken it was quickly fixed even during the lockdown. One call to Eileen Neville and she was fixing it for us immediately. Also I received an full return of the deposit. I really want to recommand this agency for tenancy if you have the intention to stay a longer time in Cork.

Negative experience: This agency is horrible and they don't care about our building neither tenants. 1.Our elevatorw out of order for more then 2 months and when it was finally fixed it was working for 2 weeks only before it went out of order again. 2.Our intercom has been out of order as well for a long time but they obviously couldn't care less. 3.Not to mention they put contact details of the person to contact regarding Covid 19 yet my building is filthy and disgusting. I can't even remember the last time it was cleaned. 4.Our fire alarm has been on mute. I reported this on Thursday and now I wonder if they are going to do something in less than 2 months.

Negative experience: Highly unprofessional company. Heating ran out during Winter and they took 2 whole weeks to put in new oil, despite numerous calls from frozen tenants. Deposits also not returned until 3 weeks after keys were handed back. Rude and unhelpful staff hung up the phone when inquiring about the deposit and me to 'email instead'. Avoid this company if at all possible.

Fantastic experience: I'm happy that I've bought my new house throughout this first class company. The deal was impossible to proceed without the professional approach of Mark and his team, who not only maintained the solid commitment, the honesty and the straightforward advices during the whole processing but also a high level of integrity. Negative experience: This is without doubt one of the worst experiences I have ever had with a company in Ireland. Sonya, who is one of the directors is one of the rudest & most unhelpful people I have encountered in the 30 years I have been on this earth. Called Sonya as she was the only person with a key to let the electrician into the building, she was unbelievably rude on the phone to me several times. I arranged a day and she proposed and guaranteed a time to meet , I arranged this with the electric company and my appointment was confirmed. Sonya then turned up 2 hours late, with no apology, opened the door and left. This whole ordeal has cost me €100 of a penalty from another company. Please avoid at all costs as it seems I am not the only person she has done this to.

Negative experience: Contacted via Daft to arrange viewing, no response. Contacted via email, directed tersely to agent mobile. Agent says no viewings of the property are allowed, presumably because helmets and waivers don't exist. Nope.

Negative experience: Arranged a viewing of an apartment with me for 6pm. I waited two hours after work for this viewing and no one showed up. Looked back on their website and the apartment said "letting agreed". Yet no one contacted me to say this. I even had a email sent to them around 1pm that day and they didn't reply to say it was cancelled. Absolutely awful.
