Negative experience: Called today to get some info about viewing option for advertised property. Lovely lady on the phone told us that unfortunately we need to call Tom as shes not dealing with this stuff and cant give us more info. We called Tom to ask if there will be any open viewing or if theres an option to book a viewing but he was very rude on the phone and told us that he’s driving and to send him an email about that. Not even an attempt to call us back later on or anything. Oh and of course he also never replied to our email

Negative experience: On the 22nd of September 2025 you informed us that the vendor's had decided not to proceed with the sale of the property on which we had gone Sale Agreed. Since then you have failed to return our deposit of 5000 EUR - with no explanation as to why there is a delay - and you have failed to return any of our emails. When my wife called your office at the start of this week you hung up on her after saying the money would be transfer that day. We do not appreciate having our time wasted and your total lack of respect and professionalism. We expect you to transfer our money by CoB (tomorrow as I type this) of Friday Oct 24 2025. Get your act together

Negative experience: We spent 8 months being sale agreed on a property being sold by Tom Crosse and another 6 months on a separate property by John O' Connell (Google only allows 1 review per company but this should be 2 separate 1* reviews). Property 1: The agent was 30mins late to the viewing and we realised he had likely forgotten about it as the tenants were still in the house - we were rushed around the property once we could go in. The only time Tom was responsive was during the negotiation of the price up until he received our deposit. Once the sales advice notes were issued, getting in touch with him was impossible. The strong impression we got was that his job consisted of putting a 'for sale' sign outside the property, taking photos, putting up the ad online, changing the sign to 'sale agreed', securing a deposit, and then it ended at that point. We would often spend weeks emailing and calling for updates before we got any response - rarely received answers to any questions - often had more questions than answers after. This went on for months. At one point, we went three months without any communication whatsoever from the agent. When we next visited the property with our surveyor, the vendor was there and we ended up exchanging contact details. The vendor was equally as frustrated that the process was taking so long and a lot of what I had communicated to the agent (regarding progress on our side, our timelines, etc) had not even been forwarded to the vendor. The vendor was later told not to be communicating with us directly. We needed the property to be split into 2 folios and 2 contracts (residential portion with max 1 acre and remaining agricultural land) as this was what the mortgage lenders stipulated to us directly was needed in order to be allowed to draw down on our residential mortgage (joint application by us, and land to be a separate purchase by just one of us). We told Tom about this requirement on the day we 1st viewed the property. He said there would be no issue. We found out months later that the vendor's solicitor simply refused to draw up two contracts. We consulted with a 3rd party solicitor, who stated that this would not be more than a half-day's work. The most frustrating part of all was that Tom later accidentally admitted that he had been aware that the solicitor never intended on drafted up the two contracts for quite some time, and proceeded to encourage us to pay for a surveyor to draw up the property boundaries anyway. Property 2: Very much the same experience in terms of a complete lack of communication by John once we sent the deposit. He did not seem to know anything about the property when we initially viewed it. It seemed he had not been to the property before, and even though there were no other bidders we still had pay 20k over asking to go sale agreed. John was pleasant enough to deal with in person, but we would spend weeks chasing him for any updates. Boundary lines needed to be moved as the septic tank was unregistered, not up to regulation and new septic tank would not get planning in the same place, according to surveyor. This took months for them to sort even though 90% of the work was done by our side. We agreed to pay yet another extra 10k for the property to proceed with new boundaries. Another 4wks pass - no contracts - more chasing - we find out that the vendors changed their minds - no one told us. Complete and utter waste of our time and money yet again. I would avoid using GVM if you are a potential buyer/seller - we lost 14 months of our time (8 months and 6 months are not acceptable timeframes). The agents are not transparent (or honest in the case of Tom), and the whole process was a totally unpleasant experience. We initially communicated our frustration directly to GVM after the 1st sale, but they didn't take even an ounce of ownership over their own wrongdoings and couldn't have cared less about the negative impact on us. When we went sale agreed with a different agent/ office branch) we hoped the experience would be different, but it seems to be the culture at GVM.

Paul made himself available to me for any question that I had, no matter how big or small. It was all very new to me, and Paul really did a great job in ensuring I was kept abreast of everything and helped me to understand all of the moving parts. Fantastic experience: Seamless experience dealing with GVM for the purchase of a new home! Couldn’t recommend them enough!

Negative experience: Seems like Paul tries to manage all the loads of the new builds by himself and save money not having any staffs. However that does not work reasonably and he is not very responsive. For example: I need to wait weeks for his reply for simple queries. They issued brochure with a compass placed completely wrong on the site map and they were never bothered about that. They are not even able to show us a show house or provide dimensions of the rooms of the property even after ages since they start selling the property. Simply it’s not the service to get your customers back again.

Fantastic experience: First time buyer, new build, did not know what the process of buying a house was going to be like. Have to say he might have been too busy to answer straight away but Paul always got back to me when I reached out, no matter how trivial the request or ask. We were under a bit of pressure towards the end of the process as our lease on rented accommodation had expired and we were staying with family. This was the time we leaned on Paul the most and he really did come through for us here, sorting things with the builder so that we were able to get into our house before Christmas. Overall very happy with our dealings with GVM and would be happy to recommend.

Negative experience: We have had a very bad experience with the GVM Limerick branch, especially with one agent, Paul. Paul did not tell us the truth when he stated that the bidding for the selected property will be closed the following week, three weeks have passed since then and it still has not been closed. We did not receive any information about the house. You should be very careful not to bid against yourself. We made a very high offer compared to the real value of the property and we did not receive any information from the Vendor whether it was suitable for him/her or not. I think the seller should decide to accept or refuse an offer, not the agent because the Vendor has to receive all bids by the law. You have to wait a long time for answers and decisions. If we mention that we want fast administration, they will use it against us, as a previous commenter mentioned. We had to cancel our offer because of reasons mentioned above. After this, we will never view such a property what GVM Limerick branch advertise.

Negative experience: Worked with John O'Connell who made the purchase of our home very difficult by lying to us multiple times. We were in a hurry to close on a house as our lease was nearly up and were promised that the sellers were also in a rush. After our solicitor flagged a couple things we asked John multiple times to clarify and assure that the sellers had all paperwork processed already so we could close quickly. Multiple times we were told that it was all definitely done only for one very important document to never have even been started. This is a multi-month process, only started 1-2 months after we placed a deposit. Due to this lie my family was left legally homeless for 2 months, couch surfing with a generous friend as we desperately waited for the paperwork to be sorted, unable to choose another house even if we wanted to as we were already out of time. Had we known that this documemt needed to be sorted we could have looked at other properties or made living arrangements ahead of time. I would never use this company again. John was clearly aware of how desperate the market is, didn't try to actively sell the house at all, was nearly impossible to contact for questions, lied to us, and never once appeared to care. Grateful to have a roof over my family's head now, but the process was made unnecessarily stressful and difficult for absolutely no reason. The cherry on top is that they ripped the For Sale sign post out of our concrete wall leaving two giant holes in it for us to handle. EDIT: Wanted to add that John rang me the other day telling me that he never lied and to "get all the facts before commenting in public" and proceeded to tell me that I was wrong about my experience. Not a single apology for what we went through, just an attack about my review. Wildly unprofessional and I can't believe he took time out of his day to berate me for using my right to review his services.
