Negative experience: My experience with this agency has been overwhelmingly negative. In my view, they handle inspections and reports in a way that leaves tenants at a clear disadvantage. Throughout the entire process, it felt as though my concerns were ignored while their own errors were pushed onto me. When I moved in, the property was moldy, damp, and visibly dirty. Yet when I returned the house, they suddenly treated long‑standing issues as if they were brand new and somehow my responsibility. What frustrated me most was that the inspection report felt completely one‑sided. They prepared it without sharing it for comment or clarification, leaving no opportunity to correct mistakes or contest inaccurate statements. From my perspective, this creates a situation where tenants have no ability to defend themselves. They also appear to use tenant deposits to replace items that were already old or damaged, claiming they were “broken” during the tenancy. It feels unfair and entirely inconsistent with the actual condition of the property at move‑in. To anyone who has no choice but to deal with them due to the current housing crisis: Please protect yourself. Take hundreds of photos of every issue or defect the moment you move in. Email them immediately about each one and keep those emails. Keep a record of everything. Because if you don’t have solid evidence, you risk facing heavy deductions from your deposit to “renovate” the place once you leave. Overall, my experience has been deeply disappointing. In my opinion, the way they handle inspections, communication, and deposit deductions is unreasonable and leaves tenants without any meaningful recourse.

Negative experience: Took over the block in which I live in March 2022, and It is now March 2025. It dont know what Owen and his property management team are doing. Wouldn’t do an investigation into structural defects/neglect for nearly two years. There is no fire stopping in the building. In the minutes of the 2023 AGM, BF stated that since Owen Reilly’s appointment they had received 214 emails, and 100 cases raised. It turns out my assertions are correct on many issues. Wouldn’t do firm alarm tests. Left an apartment block without a powered fire alarm for days. Wouldn’t send out the notifications for the 2022 AGM. As company secretary, Won’t provide on request OMC documents such as the register of members and the register of directors and secretaries. Previously attempted to defraud me 20% of my service charge. Owen has threatened me. There has been issues with the audits since Owen Reilly took over and as of March 2025, are trying to recover services charges that I don’t owe. Owen Reilly has failed to file the accounts for my OMC and Forbes Quay OMC. Both OMC credit ratings have been impacted. Forbes Quay OMC credit score is currently 35 (caution high risk). The property management team wouldn’t respond in a timely manner to my solicitor /provide the buyer what they asked for and the sale of my apartment collapsed. The property management team referred to a decking required by DCC for ground-floor apartments as an illegal structure. Has an associate without a category D license down as the property manager for my block.

Niall is a great person to have on the job. He is committed and very responsive. Which is important to me as a remote landlord, as I depend on the local agent to keep track of things. Negative experience: Cristina Rodriguez is childish and unprofessional. She lacks common sense and is trying very hard to be cool and tough but she just comes across as extremely insecure. She gets very annoyed when you ask any questions about the apartments and starts squirming and you can see blood coming out of her eyes. She just wants you to shut up, buy the apartment and tell her that she looks pretty (even though she's below average). The other EAs are great though

Negative experience: I went through the whole application process, they never returned my calls or emails and finally, after several attempts, I was “lucky enough” to be able to talk to someone (I won’t mention her name, she was useless) who told me that the property I was interested in was already rented. Really ? It is still listed on a very famous website though… I know Ireland is a landlord/seller market, but this real estate agency is not worth wasting anyone’s time. Stay away at all cost.

Negative experience: Pretty disappointed with the services I had to call twice as a technical glitch was not allowing me to upload a tenant application form. The lady at the telephone reception stopped short of shouting over the phone. I have heard good things about their services and was referred by a current tenant but this experience seals it for me.
