Fantastic experience: Ray Cooke manages the letting of many properties I am involved with and their service is superb. The property management team is very proficient with regular visits, contacts with tenants and management of maintenance issues. They have also supervised renovation works. The admin and accounts team keeps a pulse on rentals, interaction with councils and RTB and overall is very efficient in monitoring these aspects. Finally when it comes to reletting the relevant department is spot on as through their extensive database and local presence they find decent tenants, minimise downtime and keep owner updated. So overall a very good and professional experience. And they are nice on top of that! 2026 Update: they are still nice and efficient. Great team.

Negative experience: It's really frustrating. I've sent them around 200 emails in total to rent a property, and I haven't received a single reply. The worst thing is that they have a large share of the market, which is very frustrating... because they have good properties at reasonable prices, but they never reply. It's a waste of time.

Fantastic experience: Very efficient and thourough at all levels: Finding great tenants Managing the properties - dealing with all maintenance work efficiently and at reasonable costs, transferring rent received often same day and if not next day, dealing with all queries promptly, dealing with problem tenants when it happens. Ray Cooke efficiency was a significant factor in my additional investment in the sector and increase in number of properties owned. I am also pleased I finally transferred all properties managed by other agents to them.

Fantastic experience: In Oct 2023 my tenants informed me that they would be leaving the country on short notice. This would have left the property empty for what I thought was going to be a long period of time. Thankfully Lauren from Ray Cooke was recommended to me. She was extremely professional from the first phone call. She reassured me that they would have a tenant for my property and I wouldnt be out of pocket for any period. Negative experience: Should be called mismanagement! They don't know how to manage. They are cowards and leave a mess for the property owner to clear up....physically and metaphorically!
